Rental services include but are not limited to: onsite services, reservation booking, monthly maintenance, comprehensive marketing and monthly financial statements.

Our professional property supervision, known as KeysCaribbean CARE (Continuous Attention, Reliable Excellence), provides routine maintenance, upkeep and security for all homes in the collection throughout the Keys. Reflecting the worry-free environment of the island locations, CARE does just that, maintaining homes on a daily basis, giving owners even miles away assurance that their residence and family legacy is protected for generations to come. CARE services include but are not limited to: twenty-four hour emergency and owner response, monthly maintenance and weekly security check of premises.

With each development operating as a luxury destination resort, guests who rent through KeysCaribbean also have access to our exclusive KeysCaribbean Adventure Concierge, offering seamless vacation experiences. Through partnerships with only the highest quality establishments in the Florida Keys, the Adventure Concierge provides services and amenities from traditional to daring and everything in between. Requests are limited only by imagination.

Rental Income Program Overview

KeysCaribbean Resorts is a professional and highly experienced Rental Management Company that will provide the highest level of Guest Service, Targeted & Creative Marketing and Owners Monthly Rental Income. Your resort residence will be maintained to the highest standards of cleanliness at all times and your appliances, furniture and fixtures maintained in proper working condition; ensuring no "down time" and the potential loss of monthly rental income. KeysCaribbean Resorts provides the expertise of resort operations management excellence along with professional onsite property management.

  • Monthly Income is distributed on the 20th of the month following the occupancy of the residence.
  • Expenses for Marketing & Advertising, Reservation Booking, Management Supervision and Operations Services is Included.
  • We offer competitive rental management fees providing exceptional value and high quality service to our owners.
  • Owner May Use Their Unit When Unoccupied and Only Pay House Cleaning Fee.
  • All Bookkeeping and Financial Reporting information is provided. Any of your financial information will be made available.

Frequently Asked Questions

Can you provide rental and occupancy projections for future rental income?
Unless the rental property is registered as a security, it is against security regulations to provide projected future rental rates, occupancy and income. However, we will provide historical performance information of residence properties in the area that may give an indication of what may be expected.

How will you set the rental rates?
Rental rates will be set by assessing the competitive rental rates in "like" Residences in the area. Rental rates will vary by seasonality and special events in the area. Our diligent and expert rental revenue manager will be constantly updating and assessing the optimum rental rates

How will I know that my residence is in perfect condition for rental use?
You will be provided with a monthly checklist of the condition of your residence and any repairs that may be required. Additionally, a thorough inspection is performed after each rental period.

How long is the term of the rental agreement and can I cancel?
Our rental agreement may be cancelled at any time, with a 60-day written notice; without penalty or cancellation fees.

A local Realtor contacted me and will only charge a 15%-20% rental fee; will this be more beneficial to me?
Local realtors rely on potential renters contacting them and then they will offer one of many residences they have available. KeysCaribbean Resorts invests annually to accept reservations, promote and market your residence on the World Wide Web/Internet, Travel Agencies, and Direct Sales. We aggressively promote to all of the targeted "feeder" markets, where our future guests live and offer our exclusive Adventure Concierge - amenities, priority services and value added discounts that will entice them to reserve your unit.

Who will provide the house cleaning and laundering of my linens and towels?
KeysCaribbean provides the cleaning and laundering services along with your property management needs. You will have, "No Worries."

Is there a sign up fee?
No fees; simply enjoy receiving your Monthly Rental Income Check each month!
